Can NHS Staff Get a Mortgage With Overtime? How Extra NHS Income Is Assessed

5 September 2026

Overtime is a fact of life for most NHS staff. Covering extra shifts, taking on additional hours during busy periods, or picking up bank work all add real money to your monthly pay, and it makes complete sense that you would want it counted when a lender works out what you can borrow.

So can it be used? Yes, in many cases it can. But how much of it counts, and under what conditions, depends entirely on the lender.

How Lenders Actually Assess NHS Overtime

Lenders are trying to answer one question: is this income reliable enough to rely on for the next 25 or so years. With overtime, they will typically look at how regularly you receive it, how long you have been earning it, whether it shows up consistently on your payslips, and whether there is any reason to think it will stop.

An NHS worker who has taken regular overtime for a year or more has a much stronger case than someone who has only worked the odd extra shift here and there. Consistency is what lenders are really underwriting.

Can Nurses Use Overtime Income for a Mortgage?

Yes, and this comes up constantly in my work with nursing staff. Overtime can come from extra shifts, weekend work, additional hours, bank shifts or enhanced payments, and a good number of lenders will factor some of it into your affordability once they can see a pattern.

What they usually will not do is take 100 percent of it at face value. Most lenders apply some form of averaging or a percentage cap, and exactly how generous that is varies a lot from one lender to the next.

How Much Overtime Can Be Used for a Mortgage?

There is no single industry standard figure here. Some lenders will use a straight percentage of your overtime, commonly somewhere between 50 and 100 percent. Others will average your overtime over the last three, six or twelve months. Some will only count it if it has been consistent for a longer stretch, and a few will ask for extra evidence before they include it at all.

This is exactly why two NHS staff with near identical payslips can walk away from two different lenders with two very different offers. The lender you approach matters just as much as the numbers on your payslip.

Does NHS Bank Shift Income Count as Overtime?

Bank shifts and traditional overtime are related but not always treated as the same thing. Lenders assessing bank income tend to look at how long you have been working bank shifts, how consistent the pattern is, how frequently they appear, and what your payslips show over time.

An NHS worker who has completed bank shifts every month for the past year is in a stronger position than someone who only started picking them up recently. If bank shifts make up a large part of your income, it is worth reading my full breakdown on how bank shift income is assessed.

What Other NHS Income Can Help With a Mortgage?

Most NHS payslips are made up of several different income elements, and it is worth knowing how each one is generally treated.

Why Your Payslips Matter More Than You Might Think

A payslip is not just a number. For NHS staff it tells the story of your guaranteed income, your additional payments, and the pattern behind your overtime or bank work. Getting accurate, well organised payslips in front of the right lender is often the single biggest factor in whether your full income gets recognised or not.

Can Overtime Help You Borrow More?

Potentially, yes. If a lender accepts some or all of your overtime, it increases the income figure they use to calculate what you can borrow.

For example, an NHS worker on a basic salary of £35,000 with £3,000 a year in regular overtime may have some or all of that £3,000 added into their affordability figure, depending on the lender's criteria.

That said, affordability is never just about income. Lenders also weigh up your existing commitments, credit history, deposit, mortgage term and personal circumstances alongside your earnings.

Should You Work More Overtime Before Applying?

I would be cautious about picking up extra shifts purely to boost your numbers on paper. Lenders want to see sustainable income, not a short term spike, and a sudden jump in overtime right before an application can actually raise questions rather than answer them.

What matters more is how long you have been earning your current level of overtime, whether it fits comfortably alongside your normal workload, and whether you can realistically keep it up. A steady twelve month track record will usually get you further than a rushed few months of extra shifts.

How I Help NHS Workers With Overtime Income

I work exclusively with NHS and frontline staff, so I already know which lenders take a sensible view of overtime, bank shifts and enhancement pay, and which ones will only look at your basic salary. Whether you are buying your first home, moving, or remortgaging, I will look at your full payslip picture before you make any applications, not after.

Frequently Asked Questions

Can NHS overtime count towards a mortgage?
In many cases yes, particularly where the overtime is regular and can be evidenced through payslips.

Can nurses get a bigger mortgage because of overtime?
Potentially. Where a lender accepts overtime income, it can increase the figure used in your affordability calculation.

Do mortgage lenders accept NHS bank shifts?
Many do, particularly where the bank income is consistent and well evidenced, though the amount counted varies by lender.

How many months of overtime do lenders need to see?
This varies by lender. Some will work from three to six months of payslips, others want a longer track record, especially if overtime forms a large part of your income.

The Bottom Line

Overtime is a genuine part of how most NHS staff are paid, and it deserves to be recognised as such when you apply for a mortgage. The key is knowing which lenders will give it a fair hearing and how to present your payslips so the pattern is obvious.
