NHS pay structures are genuinely complex, and that complexity can work against you when you approach lenders who do not understand them. Enhancement pay is often treated as unreliable, overtime is discounted or ignored entirely, and the banding system leaves underwriters confused. The result is that many NHS workers are told they can borrow less than they actually can, or are turned down for mortgages they should comfortably qualify for.
Most lenders look at your basic salary and panic when they see the rest. Enhancement pay for nights, weekends and bank holidays is routinely excluded. Overtime and additional hours are capped or ignored. Bank shifts on top of your substantive contract may not be counted at all. This means the figure they lend against can be significantly lower than your real, sustainable income.
