The Mortgage Process

The Mortgage Process Step by Step

From your first call with Elaine to getting your keys, here is exactly what to expect in plain English, with no jargon.

The Mortgage Process Explained | Penguin Mortgages

Buying a home particularly for the first time can feel like a daunting prospect. There are a lot of moving parts, a lot of new terminology and a lot of decisions to make along the way. The good news is that with the right broker beside you, each step becomes much more manageable. Here is exactly what the journey looks like from start to finish.

Getting started

1

Speak to Elaine

Before you look at properties or visit estate agents, have a conversation with Elaine. This gives you a clear and realistic picture of what you can borrow and what you need to have in place. Your free initial call takes around 30 minutes.

2

Agreement in Principle

Once we have a clear picture of your finances, we can obtain an Agreement in Principle. This is a conditional indication of how much a lender would be willing to lend you, based on a soft credit check that will not affect your credit score.

3

Property Search

With your Agreement in Principle in hand, you can search with confidence, knowing exactly what your budget is. Estate agents take buyers with an AIP more seriously, which can give you an edge in competitive markets.

4

Offer Accepted

Once your offer is accepted, get in touch straight away. This is when the formal mortgage process begins. She will guide you on instructing a solicitor and any survey you may need.

The application and beyond

5

Full Mortgage Application

We submit your full application to the chosen lender, along with all supporting documents. We handle the communication with the lender throughout, so you are not left chasing updates or dealing with queries directly.

6

Mortgage Valuation

The lender will arrange a valuation of the property to confirm it is suitable security for the loan. This is different from a full structural survey, which you may wish to arrange separately for your own peace of mind.

7

Mortgage Offer

Once the lender is satisfied with the application and valuation, they issue a formal mortgage offer. This is a significant milestone your solicitor receives a copy and the legal process moves forward towards exchange of contracts.

8

Completion & Keys

Exchange of contracts is followed by completion, when the funds are transferred and the property becomes yours. We will be in touch throughout this period and are always available for any questions that come up along the way.

How long does it take?

From your first call to completion, a typical purchase takes between eight and sixteen weeks, depending on the length of any chain and how quickly legal work progresses. We will give you a realistic timeline at the outset based on your specific situation.

What you will need

  • Last three months' payslips
  • Last three months' bank statements
  • Photo ID (passport or driving licence)
  • Proof of address (utility bill or bank letter)
  • Last P60 or two years' accounts if self employed

NHS workers: bring your payslips

Your payslips contain the detail we need to calculate your enhancement pay and identify the right lenders. Even if you are not sure what everything on your payslip means, we will work through it with you.

I don’t normally write reviews, but Elaine truly deserves this. I first discovered Elaine on TikTok, where she shared that NHS bank work could be a positive factor in a mortgage application. That video changed my mindset and made me believe that owning my own home was possible. I reached out to Elaine, and from day one she was kind, patient, approachable, and genuinely supportive. She guided me through every step of the mortgage process, explained everything clearly, and worked hard to secure my mortgage offer. What makes Elaine special is that her support didn’t stop after the offer was received. She continued to check in, provide advice, and go the extra mile. She truly cares about her clients and wants to see them succeed. I am grateful for the role she has played in helping me move closer to achieving my dream of owning a home. If you are looking for a mortgage broker who is knowledgeable, trustworthy, and genuinely cares, I highly recommend Elaine.

After having difficulties with other mortgage advisors previously and feeling like our circumstances were not fully understood, we were unsure whether we would be able to achieve the outcome we had been working towards. Finding Elaine and Penguin Mortgages was a turning point. Penguin’s specialist knowledge of NHS staff and the complexities around NHS income, payslips, enhancements and the way NHS employees are paid made such a difference. Elaine genuinely understood our circumstances and knew how to approach our case in a way that other advisors had not been able to. From the very beginning, Elaine was exceptional. She took the time to listen, understand every detail of our situation, and explain everything clearly. Mortgage processes can be overwhelming, but Elaine has an incredible ability to break down complicated information and make it easy to understand, giving us confidence every step of the way. She was patient, professional, approachable and always available to answer our questions. Nothing ever felt like too much trouble.
